Langleys Advises on Brook Street Sale

23/03/2010
Yorkshire - based Law Firm Langleys advised on the sale of 31-33 Brook Street, Ilkley for Wetherby-based Oakgate Group Plc achieving a yield of 5.8%. The site is currently occupied by tenant Restaurant Bar & Grill Limited, trading as Italian restaurant Piccolino.

Simon Massey, Head of Real Estate at Langleys, comments: “Brook Street is home to an increasing number of major brands and this continues to create high demand for retail space in this popular and affluent location. This transaction, along with the recent announcement of plans to redevelop Ilkley’s landmark Crescent Hotel and the refurbishment work to the former Woolworths site, gives a further boost to this thriving area.”
Langleys assisted Oakgate Group Plc on the legal aspects of the deal.

Stephen Walker, Chief Executive of Individual Restaurant Company Plc (IRC) (which owns 22 Piccolino and 11 Restaurant Bar & Grill outlets), recently announced that IRC’s 2009 pre-tax profits would outperform market expectations in part as a consequence of having reduced overheads by more than the £2m target that IRC set itself in the year to 31 December.
